In many areas around the country, we have seen a dramatic decline in pending home sales.  The National Association of REALTORS has recently released an index for pending sales of existing homes.  The results indicate a 12.2% decrease in pending home sales from June 2007 to July 2007.  They also show a 16% decrease in pending home sales from July of 2007.

So what is a Seller to do?

Let's say that your agent has exhausted all marketing avenues, but the market is just plain tough.  It is 3-4 months down the road from the time you first listed this property, and you have not had one buyer, but you have had some potential lookers.
